September 2010 Manhattan Rental Market Update
The vacancy rate in Manhattan is low…. less than 1%, as it was a couple of years ago. Apartments are moving very fast. September is a busy month and there will not be a huge selection, so be prepared to jump on an apartment once you like it. Having your paperwork ready is the most important thing.

August – No VLOG Market Update!

Ok, so August came and is almost gone and I haven’t uploaded a market update video. The fact is, nothing really changed from June and July, except that everything I said previously is x10!!! There are No Good Apartments Left, Prices are High, Incentives are virtually Gone, and it’s definitely a Landlord’s Market!
If you actually need to move by september 1st, give me a call right now and I’ll help you set a game plan. If not, I recommend waiting until September to start your search.
There are a few needles-in-a-haystack popping up, so all hope is not lost, if you are an immediate move in.

- Letter of employment stating salary, position, and length of employment. (if self employed, a letter from your certified public accountant.)
- Last two year’s tax returns (first two pages only)
- Most recent bank statement
- Two most recent consecutive pay stubs
- Verification of any additional income (i.e. trust fund, portfolio statement)
- Clear copy of Photo ID
